Building regulation approval is required for most building work in the UK. The responsibility for checking Building Regulations have been met falls to either the Local Authority Building Control (LABC) or an Approved Inspector within the private sector.
We are in partnership with the Local Authority Building Control (LABC) which means that we have a very efficient and productive working relationship with the officers within the Building Control department.
The two main methods of gaining Building Regulation Approval is either by a Full Plans Application or Building Notice notification.
A Full Plans application consists of detailed plans and specification being submitted along with the appropriate fee(s) so that the construction details can be checked by a qualified surveyor before work commences. This means that potential problems are identified and addressed before work starts, avoiding delays, mistakes and potential costly rectification on site. The chosen builder/tradesman can then work off the approved plans with confidence.
Inspections will still be carried out at various stages of the build.
This is our and many builders recommended method of gaining building regulation approval.
A Building Notice can be used if you are doing simple work on domestic properties. Although this is a simpler method for smaller projects, the person carrying out the construction work should be very confident about the requirements of the regulations in order to reduce the risk of costly mistakes being made. Thorough inspections will be made during construction progress and many questions will be asked about the proposed construction methods.
The detailed plans and building specification we submit to Building Control can then we used for builders to quote from.
Whatever your building regulation needs we have the skills and knowledge to help.
