How much will seeking planning permission cost me?
This is a hard question to answer because there are so many variables that come into play. For example, an application for a dwelling outside of a development boundary or considered in the open countryside by the planning department is likely to need a lot more negotiating and justification than a dwelling proposed within a built up area or on a genuine brownfield site. The application may even be decided at a committee meeting so to give the application the best chance of success, Parish Town Council support and gaining local community support is crucial. Where the application site is situated can also have a huge effect on the overall cost of a planning application. If a site sits within a flood zone then a Food Risk Assessment (FRA) will be required. Also for any new build a contaminated land report will be required and the results of the initial report will determine whether any further reports will be required.

During this time the planning officer will consult other departments within Cornwall Council such as the Highway Department, Environment Agency, South West Water and Building Control.
During this 8 week period the application is open to public consultation. This is when members of the public can object or show their support towards the proposal. This is also when the local Parish Town Council will discuss and give their views on the application.
Although the planning department has 8 weeks to make a decision, it is not uncommon for the planning officer to request an extension of time because of a delay in receiving information from third parties or addressing an objection etc.
